Thames River Place bungalow townhomes are available for purchase on a life equity basis at the current market value price. Unit occupants must be 55 years of age or older. No more than two people can occupy a unit on a permanent basis. Occupants are responsible for all utilities (which are individually metered): natural gas, hydro, water/sewage, phone, cable TV and internet access. They are also responsible for property taxes on their unit (estimated taxes are between $1,500 – $1,700)
A monthly maintenance fee is assessed to cover all exterior maintenance, landscaping and lawn care, snow removal, street lighting, and insurance. Approximately one-third of the monthly fee is deposited into a replacement reserve to prepare for major future capital costs such as roofing and re-paving. The monthly fees are listed below.
